Demand for high-end travel experiences continues to grow, driven by higher-income consumers who account for a disproportionate share of lodging spend and increasingly prioritize leisure and experiences. At the same time, customer preferences are shifting toward more personalized, experience-driven stays, with a strong appetite for boutique properties. In supply-constrained destinations like Jackson Hole, high barriers to new development support sustained pricing power. In addition, we believe there is an opportunity to create value through operational improvements and strategic repositioning post-acquisition. As experience-based travel grows and supply remains constrained, our strategy and off-market sourcing capabilities position us well as we aim to generate meaningful value.

Project Teton is a luxury boutique hospitality redevelopment project located at the base of Jackson Hole Mountain Resort. The project combines and repositions the 145-key Snake River Lodge, to be rebranded as Faraway Jackson Hole, and the 38-key Alpenhof Lodge into a cohesive, independent resort campus. Acquired through off-market transactions in 2023 and 2024, the assets are being renovated and expanded, including the addition of 30+ new keys and upgraded amenities.

The redevelopment aims to create a ski-in/ski-out destination tailored to affluent travelers, with design-forward positioning. Planned improvements include upgraded guest rooms, enhanced food and beverage offerings, and curated communal spaces that emphasize experiential travel and local character. Interior renovations of the former Snake River Lodge began in 2025, with reopening targeted for 2026 to capture peak seasonal demand. The renovation of Alpenhof Lodge and the construction of new keys will begin in mid-2026. By combining operational scale with targeted capital investment and independent branding, we believe the properties will achieve premium positioning while maintaining a compelling value proposition relative to top-tier luxury competitors.
